Lou does the looking

  1. STEP 1

    Find the land

Lou matches your address to the actual parcel, county and appraisal district record.

  2. STEP 2

    Check the services

Electric, water, sewer or septic, internet, gas, well and trash — with the provider's own contact.

  3. STEP 3

    Look for trouble

Flood, access, jurisdiction and permitting, plus alerts specific to that spot.

  4. STEP 4

    Hand you the report

One shareable report where every line shows its source, its date and how solid it is.

Every finding keeps its own source, date and confidence label — nothing is rolled into a single score.

Trust by design

"Verified", "probably", and "Lou couldn't tell" are three different things

Sitting inside an electric utility's service territory does not mean electric service is available at the property. Lou labels that Indicated — never as available — until a provider confirms it for that parcel.

And if Lou looks and finds nothing, that is reported as a record not located — never as "no septic", "no well", or "no service". A negative answer only appears when an authority actually confirms it.
